Services: The Planning Phase
At the beginning of project's development, the Planning Phase provides the opportunity to establish a sustainability target for the project and develop a path towards achieving that target. At this early stage our primary concern is to inform the development team on the commercial potential for sustainability and explaining what will need to be done to realize the project.
Our services therefore are geared towards the project feasibility and potential for certification where applicable:
- We provide detailed Sustainability Feasibility Reports for projects that are trying to decide how best to proceed with project development. These include certification potential, potential for increased project value, and realistic anticipated construction cost impacts.
- For projects that have elected to pursue green building development, we help the client develop a set of 'green goals' for the project, and establish a timeline and strategy to achieve their goals.
- For projects that have chose to pursue independent green building certification (LEED, BREEAM, and SBToolCZ), we offer complete comprehensive certification services, including at this stage: detailed certification plans, identification of certification credits to be targeted, outlining the responsibilities of all project realization team members, and finally registration of the project in the appropriate certification system.
- For clients looking to adapt sustainability into the overall business strategy or corporate policies, we also offer the creation of tailored primers on the potential impacts of sustainability on their positioning in the real estate market.
Steps to Other Phases
Our distinction of this phase of service generally coincides with the typical project development timeline as used within the a) Czech norm, b) RIBA Plan of Work, or c) AIA Best Practices, including as follows: a) Project Study, Environmental Impact Assessment and Zoning Plan; b) Stages Pre, A & B / 0 & 1 – Pre-Agreement, Appraisal, and Design Brief; c) Scoping, Feasibility, and Programming Phases
